Q1. Can I buy land and build?
A1. No, Pacific Lakes is a fully planned, integrated community. Our designers have planned each lot and each home design to suit. They have allocated most of the external colour schemes. Once you choose the design that suits you, our sales staff will happily show you which lots are available. This ensures that every home is fully completed as planned and each owner knows exactly what style of home will be built in each street. Our residents find this of great comfort.
Q2. Do I receive full freehold title?
A2. Yes. Pacific Lakes is NOT leasehold. You own your home and land. You enjoy full secure title and enjoy all the benefits of any capital growth should you decide to sell. Ownership is provided by Community Title (Community Land Management Act 1989). A helpful booklet is provided by the Department of Fair Trading called “Living in a Community Scheme”. If you would like a copy of this booklet, please ask our sales staff.
Q3. What happens if I decide to sell?
A3. Should you decide to sell your home at Pacific Lakes, you do so as any normal sale transaction. Remember at Pacific Lakes, you own your house and land. You can sell whenever you like and not suffer any penalty by paying exit fees to the developer. You can sell yourself or choose the Real Estate Agent of your choice.
Q4. Can homes be rented?
A4. Yes, homes may be rented. Some purchasers have bought for their future retirement and some as investments. The important thing to remember is that any resident, tenants or owners should adhere to the by laws set out in the Pacific lakes Management Statement. This not only helps to protect Landlords but ensures all residents respect each other and the Community property.
Q5. Is there an age restriction to buy?
A5. No, everyone is welcome to be part of the Pacific Lakes community.
Q6. Do we pay a levy?
A6. Yes, all owners will pay a quarterly levy to the Neighbourhood, Community Association. This levy varies on each lot due to things such as lot size and total of lots in each neighbourhood. It is similar to, but not identical to a strata levy. This levy contributes to such things such as maintenance of the common property.
Current levies range between $19.00 and $29.00 per week. Our sales team will be able to provide you with an indication of the levy payable on your preferred home.
Q7. Are we allowed pets?
A7. Yes you can bring your small dog or cat. Some small pets are allowed under the by-laws.
Q8. Who can use the community facilities?
A8. Residents have access to the facilities and so do their guests. Friends and relatives are able to visit you and enjoy your estate under your supervision and the guidelines set out in the Management Statement.
Q9. Is there security at Pacific Lakes?
A9. Residents gain access via the electronically controlled security system. Visitors gain access by resident authorisation only. One way entry and exit means there is no through traffic. The Estate also enjoys a 15 km/ph speed limit. The gates are open 6am Monday to Friday and close 8pm Monday to Friday. Weekends the gates are closed at all times.
Q10. Can I arrange a private inspection?
A10. One of our friendly sales team will happily organise a private inspection at a time convenient to you. Private inspections can be arranged by calling Pacific Lakes Sales Office on 1800 111 114.
Q11. How do I purchase my new home?
A11. Secure your home by providing us with a $1,000.00 refundable deposit and your solicitor/conveyancer details. Our solicitor will prepare a copy of the contract and forward it to your representative. Once your solicitor receives the contract we will continue to hold your lot for 14 days.
Q12. When is the full deposit payable?
A12. The 10% deposit is payable on exchange. In some cases Pacific Lakes may also accept a Deposit Bond. If this is required, please mention it to our sales staff.
Q13. When is the balance due?
A13. The balance is payable at settlement under the terms of the contract. You will not be required to settle on the property before it is completely finished and a Certificate of Completion is issued by Wyong Shire Council.
Q14. When will my home be finished?
A14. This depends on which home you prefer. We currently have finished homes and some under construction. So it really depends on your own time frame and the home that you choose. Ask our sales team about our current production schedule.
